The Body Corporate committee for Reef Terraces CTS 888 (Reef Resort stage 1) use Hynes Legal for legal advice.

Post stage 1 BC AGM (4 Nov 2024)
Of the 13 RROA member submitted motions (which all carried) not one has been implemented in over 2 months since the AGM. In fact the Manager has refused to cooperate when asked;
(email reply 8 Jan 25 to RROA request for lodging and signing the forms for the module change)
There is a 3 month time limit for the lodging of the forms.
What next?
Hynes Legal have been asked to step in and advise about the lodging of the forms for the module change.
We have been ignored for far too long.
It is time we did something about it.
Things are underway as you will find out by the end of the week.
RROA will approach all stage 1 lot owners with a plan to go forward.
Property Values
I wrote about property values back in May 2024 but things have changed since then. With the slowing up of sales and a small price correction due mostly to the time of year, there is another problem that nearly all lot owners were unaware of, at the time. That is the levy increases for the next year.
With the tourist season and main buying season months away it remains to be seen how this will effect sales and prices.

There has been an increase in villas for sale and price changes. There are only two villas on the market for over $400,000.
I noticed more activity than usual at a villa inspection on Thursday.
The villa in question has been advertised for $350,000 (all offers considered) which makes it the cheapest villa for sale in our complex.
It received more attention than normal and was attended by at least two buyers in the short time I was there.
