Possible TIMELINE
It will be an interesting time at Reef Resort over the next few months.
The main item is the Extraordinary General Meeting (EGM) being called to present a motion on how to conduct Committee elections under the *Commercial Module. Association members already know about the EGM but the first the other owners will know is either the minutes of the 26 June Body Corporate Committee Meeting due on 17 July 2023, or a Notice of Extraordinary General Meeting? The Notice of Meeting should come out 21 Days before the meeting itself.
18 July 2023. Queensland Civil Administative Tribunal (QCAT) will consider an appeal against an Adjudicator's decision brought by Stage 2 on a point of law. Although the decision will not be known for several weeks this could produce a newsletter from the body corporate committee letting all owners know the possible outcome and may trigger the Notice of EGM?

(1) This is the deadline for nominations and motions for the Annual General meeting (AGM) which may change depending on the results of the EGM?
(2) Deadline for repair to Pool Bridge as per Improvement Notice sent by WPHS.
August - September Notice of EGM?
10 October 2023 - Latest date for Notice of AGM without an extension of time?
31 October 2023 - Latest date for an AGM without a time extension?
15 November 2023 - About this time should be the Final Orders of Adjudication Application 1286 - 2022?

*The Commercial Module Regulations (14) are very clear on how Committee elections should be held. The main thing is a general meeting special resolution on how they are to be conducted. A special resolution on how Committee elections are to be conducted cannot be found. It could have been lost during the three changes of managers since 2016 when the accommodation module changed to commercial or, it may not exist? A Committee election should not be held until there is a special resolution?
One thing is for sure an EGM will not be held this Financial Year with the requisite 21 day notice to owners. (1 August 2022 to 31 July 2023)
