Drain next to the Northern end of the Western boundary.
On 1 September 2023 the underground drain pipes were removed and and an open drain was shaped at the back of Villas 81 to 85.
The plan is that grass will grow over and the drain will function as a drain should.

Our association does not have membership fees or any sort of income. We still have costs and have expended funds on establishing the association and applications to Body Corporate and Community Management (BCCM). Committee has thought of providing an owner's portal to the website which will also need funding. Costs since the AGM have reached $580.30 which has been met by members of the interim committee. Donations will be gratefully accepted. Please contact the Association to make a donation.
Announcement expected about the Pool Pavilion in Stage 2.
A decision by the Queensland Civil Administative Tribunal (QCAT) on 25 August 2023 has been reached.
As yet there has not been an announcement of its findings to stage 1 lot owners.
What is a "special resolution" at a General meeting?
I have left this here for the third time because it will be one of the most important decisions owners need to make at the upcoming Extraordinary General Meeting (EGM) with regard to how we are to conduct Body Corporate Committee elections.
We do not know the wording of the motion yet
There are 3 aspects for a motion to pass by special resolution.
1. At least two-thirds of the votes cast are in favour of the motion; and
2. The number of votes counted against the motion are not more than 25% of the number of lots included in the scheme (in our case 34.7); and
3. The total of the contribution schedule lot entitlements for the lots for which votes are counted against the motion is not more than 25% of the total of the contibution schedule lot entitlements for all the lots included in the scheme (in our case 500 with most lot entitlements being 13 = 38.5).


It is up to lot owners to determine if the wording of the motion is "fair and reasonable in the circumstances of the scheme" as per the Commercial Module Regulations with regard to how Committee elections are conducted.
