Two of our resident owners are now working part time for the Caretaker around the swimming pool, mostly the gardens, but in this instance refurbishing some of the pool furniture.

Lot Owners are becoming more aware of body corporate matters and are taking more of an interest in our affairs.
Instead of the usual one or two turning up to a committee meeting this time we had seven owners attend the meeting.
It is easy to do. Our manager notifies owners of a meeting and all you have to do is reply and ask for the joining instructions. Owners attend as "Observers" and are not allowed to speak unless they are asked.
I will wait until the minutes come out before I comment further.
Reef Resort Owners Association - Update:
Our incorporation is due by 3 April provided there aren't any hiccups.

As an owner you are welcome to join the Reef Resort Owners Association at any time. Contact the association.

The main role for the association is to provide a forum for owners.
It is hoped, by doing this we can keep absentee owners, and committee up to date with what is going on here.
Some of us have seen improvements already.

Continuing from above, I contacted BCCM early Thursday 9th morning and got an almost immediate apology from the senior case officer looking after the application. In an unusual step I was invited to label the attachments which I did. I went further and changed the Attachment Schedule to a "Contents and Schedule of Attachments" and allocated page numbers to all the items. It was sent back before business hours on Friday complying with urgency asked for in the apology.
The new invitation has not arrived leaving owners in the dark since Wednesday 8th. Hopefully it will arrive on Monday 13 March 2023.
The new invitation has still not arrived despite sending a reminder on Thursday16th. The earliest possible is now Monday 20 March.
Historic Moment
Over at Stage 2 the module regulation changed from the Commercial Module to the Standard Module. Signed, sealed and delivered on Tuesday 14 March 2023. Firstly the change was voted on at a General Meeting (EGM 5 January 2022), signed and sealed on the Community Management Statement (CMS) then without a fold in the paperwork delivered to the Queensland Land Titles Office. Now if you want to nominate for committee you must be a lot owner. The committee now has a spending limit ($200 X number of lots, 26 = $5,200) whereas before it was unlimited. New contracts are only for up to 5 years instead of up to 25 years as it was in the Commercial Module.
