after
New drain behind Villas 81 to 85, grass is growing back 13 days after the works.

What is happening next door?
Plans have changed for Port Pacific Developement on our northern boundary. Instead of a retirement village there is now going to be some high end apartments in a gated community. Talks with the developer reveal it is only at the planning stage and we will stay in contact as plans progress. It looks like our values will be enhanced.
Be on look out for a Notice of Extraordinary General meeting (EGM)
Our Annual General Meeting is due before 31 October 2023 and a Notice of AGM needs to go to owners by 10 October at the very latest.
Before that happens there needs to be a motion, passed by special resolution, on how to conduct a Committee election. This can only happen at a General Meeting which also needs a Notice of Meeting at least 21 days before the meeting. That brings us to Wednesday 20 September 2023. The special resolution on how to conduct a Committee election should have happened when the module was changed in 2016. Regulation 14 (2) of the Commercial Module Regulations refers.
Drain next to the Northern end of the Western boundary.
On 1 September 2023 the underground drain pipes were removed and and an open drain was shaped at the back of Villas 81 to 85. The plan is that grass will grow over and the drain will function as a drain should.

Update, as can be seen the grass from the image above is starting to grow back with the help of light rain and a couple of resident owners hand watering.

Our association does not have membership fees or any sort of income. We still have costs and have expended funds on establishing the association and applications to Body Corporate and Community Management (BCCM). Committee has thought of providing an owner's portal to the website which will also need funding. Costs since the AGM have reached $580.30 which has been met by members of the interim committee. Donations will be gratefully accepted. Please contact the Association to make a donation.
Short term accommodation review is complete.

What is a "special resolution" at a General meeting?
I have left this here for the third time because it will be one of the most important decisions owners need to make at the upcoming Extraordinary General Meeting (EGM) with regard to how we are to conduct Body Corporate Committee elections.
We do not know the wording of the motion yet
There are 3 aspects for a motion to pass by special resolution.
1. At least two-thirds of the votes cast are in favour of the motion; and
2. The number of votes counted against the motion are not more than 25% of the number of lots included in the scheme (in our case 34.7); and
3. The total of the contribution schedule lot entitlements for the lots for which votes are counted against the motion is not more than 25% of the total of the contibution schedule lot entitlements for all the lots included in the scheme (in our case 500 with most lot entitlements being 13 = 38.5).

It is up to lot owners to determine if the wording of the motion is "fair and reasonable in the circumstances of the scheme" as per the Commercial Module Regulations with regard to how Committee elections are conducted.
