The body corporate committee held a committee meeting on Monday 26 June 2023.
The committee was in Melbourne and the Manager was in Cairns. There were 10 Observers, nine of them Association members.
Important points from the meeting:
EGM:
There is to be an Extraordinary General Meeting as predicted in our past 2 newsletters.
There is to be a motion on how we are to conduct Body Corporate Committee elections and for it to come into effect it must pass by Special Resolution. "The wording for the motion is with our legal representatives."
Legal Matters:
The Body Corporate secretary stated there were two matters where costs were incurred. One is the ongoing fight for Stage 1 to use Stage 2 facilities, and the other is the Committee submission to Adjudication Application 1286 - 2022. Costs over the last two years are just under $70,000.
Pool Bridge:
One of our members queried the safety status of the Pool Bridge which has been an issue for over five years. To the astonishment of those on the ground here the chairperson, sitting in Melbourne, informed the meeting "to my knowledge the Pool Bridge is not unsafe" The 12 December 2022 WPHS Report says otherwise. Correspondence:
Several of us noticed our correspondence had not been tabled including the secretary where Archers had not forwarded an email to committee but will do so after the meeting.
Levies:
Our levies are out by a month. The first of the Three Month Levies that is normally due by 1 July is now due by 1 August. The levies have not been adjusted for the extra month caused by the change to the scheme' new Financial Year (Adjudication 1334 - 2022 1 August to 31 July).
$2,000,000 draw down loan:
The loan is now $1,890,000.
This Association newsletter has been brought to the attention of Association members because there have yet to be any meeting minutes or Notice of Extraordinary General Meeting.
The Association Committee is meeting on Sunday to work through some of these items and maybe respond to some of them?

Addendum 6 July 2023
At the Reef Resort Owners Association committee meeting on Sunday it was decided to write to Association members and bring them up to date on events here on the ground. For instance under the Work Health and Safety Act 2011 An Improvement Notice was issued to Archers for forwarding to the Body Corporate Committee and the Caretaker on Friday 30 June:
"The bridge over the right side of the pool has not been maintained to ensure there are no risks to the health and safety of workers and other persons. I observed and photographed floor panels caving in, loose floorboards, rusted through brackets and broken side wires." The work is to be completed by 31 July 2023.
The Commissioner for Body Corporate and Community Management (BCCM) is very keen for Bodies Coporate to "Self Manage" and this is clearly not working in our Body Corporate!!
