This is not an official stage 1 newsletter, it is simply a newsletter from a Co-owner of a villa in stage 1 and member of Reef Resort Owners Association.

Committee Meeting 28 February 2023
Stage 1 Lot Owners should have received notification of a Stage 1 Committee meeting by now.
Under the Commercial Module Regulation 2020, 27 (2) Lot Owners can attend this committee meeting provided they give written notice to the secretary they are going to attend no later than 24 hours before the meeting is to be held.
I notice not many owners took this offer up in 2022?
If you have sent letters to committee since the last meeting (8 Sep 22) then your correspondence should be tabled at this meeting under Agenda item 4 Correspondence.

Reef Resort Owners Association
The newly formed Reef Resort Owners Association has applied to the Office of Fair Trading for incorporation and will issue a personal invitation to owners when that comes through.
However as an owner you are welcome to join the Reef Resort Owners Association at any time. Contact the association. The main role for the association is to provide a forum for owners

Finacial Year finalised.
Our new financial year (FY) was formalised with an Adjudicator's Order on 23 December 2022.
Members voted for the change at the 2021 AGM, Motion 11, 71 yes votes to 17 no votes with 3 abstinations. Adjudicator's Orders are notorious for taking months but why this uncontested application took this long is not fully understood. The FY date is significant for the running Annual General Meetings because AGM's must be held within three months of the end of the FY.
It appears last year's AGM was not held at the right time of year?

Can having some resident owners be of benefit to owners who do not reside here or who rarely visit?
Basically an owner who lives here can keep an eye on things and sometimes step in to fix things up?
Remember the Central Facility pillars and the pool gates from previous newsletters?
