Annual General Meeting (AGM)
Our AGM was held on Sunday 23 June 2024. The minutes of the meeting were sent out members the same morning. The meeting was not well attended but we managed a quorum and approved the new committee of three.
Motions and Nominations for committee for the Stage 1 Body Corprate (BC) AGM
Motions, along with nominations for BC committee have been called for and must be in by 31 July 2024.
The BC AGM can be set for any time after 21 August to 31 October 2024.
This is how the BC owners can control their destiny. There are things that can be done to change the mess the stage1 BC is in.
The first area to address is the Commercial Module Regulations. The commercial module is for lots that are shops and/or lots for industrial use. These days it would be more appropriate for our scheme to be in the Standard Module Regulation.
Things that would change immediately would be the Committee's spending limit.
It would go from "unlimited" to $27,200 ($200 times the lot numbers of the scheme). For the committee to spend more would require a general meeting resolution where owners would decide the limit.
Another important aspect is extra protection in the length of contactor's agreements. At present they can for 25 years. The standard module would limit them to 5 years. For instance the present management rights for stages 1 and 2 end on 31 October 2043.
Other matters include our swimming pool use.
Some owners are concerned with the pool being used by the general public. Sure, the public can come into the restaurant and also use the pool and we don't want to stop that. So it would be easy to approve a motion to put code locks on 6 of the pool gates but not on the gate from the restaurant/reception.
It would be nice to take a drink to the pool and that can be done by changing BC by-law 20.2(b) by a motion at the next BC AGM. Other matters for consideration are more shade and BBQ's?
