The trying times of Reef Resort Stage 1 (The Body Corporate for Reef Terraces CTS 888)
I have spent the last little while in conversation with some of our members and friends of our association.
It seems there is a deliberate information overload from the BC committee. Now there is another one representing the caretaker. Most owners are sick of it, confused and frustrated. What an ideal set of circumstances to drop in a "How to Vote" card and further how to vote advice to take advantage of the situation and get yourself back in for another term.
That is what has been done and very sneaky too. With AGM motion 9.1 asking to return Archers for a further 3 years, the how to vote advice claims it is only for a further 12 months? Accidental?
The sending out of this material has now tainted the Committee election. The Body Corporate committee, relegated to caretaker mode by the adjudicator (they were never elected) have used Archers (Archers should know better) to send out the material when all they were supposed to do was run the Committee election.
The upcoming Annual General Meeting for stage 1.
Do not be surprised if there are some adjustments to the agenda or the agenda is recalled to be corrected. The last thing any of us want is for another AGM to be postponed. The way the Notice of AGM has been presented, with glaring mistakes, will take a lot of skill by the BC's manager and committee to make sure that doesn't happen.
Can the stage 1 body corporate AGM be held in Port Douglas?
It sure can, in fact the legislation states any general meeting must be within 15 kms of the scheme. The exception to that is the committee can state a place that but give owners a date by which they can objected by.
That date was not given. Also it is believed that, seeing as the purported committee is in caretaker mode it cannot make a decision of that magnitude. Mind you it would be best if we get enough objections (37 needed) to make sure of it.
Objections can be made by owners or for owners. An incorprated owners association would be ideal to make objections for owners.
