Real Estate values of Reef Resort

Many of us have noticed villas are selling for twice what they were going for a couple of years ago. This has been a terrific turnaround for owners. Our villas are so popular now it is difficult to find one on the market.
I think the main reason for this is straight forward. It is most likely our zoning. All three stages of Reef Resort are zoned Medium Density Residential whereas other resorts in Port Douglas are nearly all zoned Tourist Accommodation.
You can see Reef Resort in the centre of the map above in pink and the other resorts near-by are in red.
In Australia, particularly Queensland and especially Port Douglas, regional residential dwellings are in high demand and are in the same market as any other residential housing.
What a boon this is for owners. We can be more flexible. We can let them out short or long term, house our staff or live in them, work from home, use for our own holidays or retire and become a volunteer.

Reef Terraces CTS 888 Annual General Meeting (AGM)

At present, without a date, the 2023 AGM will probably be held in Cairns early in 2024.
Some of our members would like to attend but are unlikely to unless the Captain Cook Highway is reopened or the meeting place is Port Douglas.
According to the commercial module regulation 50, general meetings must be held within 15kms of the scheme land:
BCCM (Commercial Module) Regulation 2020
"50 Place of general meetings [SM, s 92]
(1) A general meeting must be held not more than 15km,measured in a straight line on a horizontal plane, from scheme land.
(2) However, the meeting may be held more than 15km fromscheme land if-
(a) the committee notifies the owners of its intention to holdthe meeting at a stated place more than 15km fromscheme land, and allows the owners a reasonableopportunity to object in writing to the proposed place bya stated date; and
(b) at the end of the stated date the committee has notreceived written objections to the proposed place ofmeeting by or for owners of at least 25% of the lotsincluded in the scheme."

We may use our numbers to object if the AGM is to be held in Cairns
