How did the 2023 Body Corporate for Reef Terraces CTS 888 Annual General Meeting go?
Late. The BC AGM was supposed to be held by 31 October 2023. It was pointed out to the purported BC committee that Committee elections had not been conducted properly since the change to the Commercial Module in 2016 as early as 22 November 2022.
From the Adjudicator's Final Order, above, [40] I am concerned that, despite being on notice of this dispute since late 2022 and despite advising in April that it intended to call an EGM to consider adopting election procedures, the purported committee did not then hold an EGM until October. It is unclear what rational justification it could have for waiting so long to call an EGM. The purported committee's conduct in that regard appears inappropriate................"
What the purported BC committee then did was bombard owners with propaganda which led to a lot of confusion and I think a lot of owners simply gave up and followed the voting advice given out by the purported BC committee.
Incredibly, with some changes in the ordinary membership, the BC committee got back in and Archers were back in for the next 3 years.

Stage 1 Motions and nominations for committee will be called for in 4 months time.
What should be looked at is a change of Regulation Module from Commercial to Standard. For instance it does not seem like a good idea for the committee to not have a spending limit or be able to sign up with service contractors for up to 25 years, both of which are allowed under the Commercial Module.

Pool Gates
There seems to be confusion about pool gates. They simply must be self closing from any angle and self-latch from any open position.
Stage 1 has 7 pool gates. I have found 6 of those gates not closing properly in the last 2 years. In the last year I have found gates not closing properly 10 times and reported it to the manager and/or the caretaker. This year I have found 2.
The obvious question is do I check them daily. No I don't. If I go through one I haven't used for a while I check it.
How do you check pool gates? Open the gate, release the opening knob and gently bring the gate back and see if it locks. If it doesn't lock it is not closing properly.
